Elderly couple in southeast Sherman has a >1” wide gap in the floor running front to back along their den wall, letting cold air into their house. Husband has undergone cancer treatment and is not able to get under the house or make heavy repairs. Apparently the house has shifted to one side (or both sides) on the floor joist blocking (under house), creating this gap. Not sure it can be pulled back into place, but might be stabilized. Blocking has been added underneath within the last few years, and overall the floor and foundation look pretty solid. Recent snow and rains drained under house, so currently very wet under there. Needs to dry out a little. The moisture may be one reason for the shifting. Access hole in hall in center of house, with room to crawl around enough to add additional blocking or jacks. Might add more blocking, then repair gap in floor with insulation and wood strip. Goes from kitchen to behind couch in living room. Can see on the outside walls where house has shifted some, causing walls to bow slightly. Left wall was repaired recently by neighbor, but no more funds for materials. Right side still needs lower section of siding removed (vinyl) and repairs made to floor plates and joists … look to be rotted or termite damaged on this wall. May need to jack up slightly, add new wood, and add more blocking. Put siding back in place. For someone with wooden foundation and floor structure experience, should be a do-able job. Couple has lived in this house for 30 years. |
