Project Description |
Single disabled lady in small one-bedroom older house in east Denison needs help with some repairs that could be health-threatening if not addressed soon. Her mother may be able to help a little with purchasing materials, but her fixed income and health conditions make it impossible for her to afford to contract these repairs.
- Northwest corner of her bedroom (outside wall) has settled 3-4”, creating a large gap (hole) at the bottom of the wall. The floor is rotted in this one location. Will require removal of a 4’ x 4’ section of the bedroom flooring (roll back the carpet), repair of the floor joists, jacking the wall back up into position, replacing the flooring (plywood), and laying the carpet back in place. Cold air is blowing in through this opening.
- Bathroom tub-shower enclosure has old window in the wall that is collecting moisture, seeping into wall. Also may have a plumbing leak behind faucet wall. Faucet wall is same wall as in bedroom closet, where the sheetrock has rotted away and a hole has rotted in the flooring. Remove this sheetrock in closet, inspect for plumbing leaks, repair any found. Reinstall sheetrock, tape and bed, texture and paint. Repair small hole in floor of closet. Install carpet remnant.
- Remove wood trim around tub-shower window, inspect wall. Repair any weak spots in this wall or faucet wall. Replace damaged sheetrock with green-rock, as needed. Put insulation into window opening and add sheetrock over window opening. Install layer of waterproof shower sheeting all around tube enclosure (polymeric or acrylic), and over old window opening. Use Liquid Nails to glue in place. Possibly install siding over window from outside?
- Check southeast corner of house to see if it needs leveling, blocks added. Remove outside vinyl siding for access.
- Repair two holes in eaves of roof to prevent squirrels and other varmints from entering attic.
- Check in attic for any wiring damage. Add screen wire over inside of gable vent, if not already screened.
- Check bedroom ceiling while in attic to be sure ceiling joists are in good condition. Possibly screw sheetrock back into position on bedroom ceiling.
- Replace kitchen light fixture with ceiling fan with light kit. Use low-energy fluorescent bulbs.
