Project Description

Family of 7 in southeast Sherman needs some roof and trim repair / replacement on small home. The grandfather and grandmother own the home and have lived there for 20 years. Their daughter, son-in-law, and three grandchildren also live there. The grandfather is disabled with an irreversible back injury and advanced neuropathy. The family has a very limited income. The roof is leaking in at least 3 places, and has caused some isolated damage to the decking and rafters. They can help with some material purchases, but cannot afford the full repairs needed.

It may be possible to do a partial shingle replacement, but the best approach would be to remove all shingles, make any decking repairs, and replace with new tar paper and shingles. 1500 sf roof surface with 100 sf front porch overhang. (The overhang is in the worst condition.) Shingles, paper, edging and nails would be approximately $1000.  Also needs some trim repairs, soffit vinyl siding replacement, scraping and painting the window trim.

Other repairs that would help:

  1. Cut down small tree, poison the stump. Roots have gotten into the sewer line from the house. Maybe find plumber to run roto-rooter through clean-out port.
  2. Paint Kilz on kitchen and living room ceiling where water damage has occurred.
  3. Repair leaking commode. Wax ring probably needs to be replaced. Might be better to replace commode with elevated (taller) model to make it easier for grandfather to access from wheelchair.
  4. Install metal cover over exposed breaker box in bathroom. They have the cover, but need screws.
  5. Install new front door and storm door. Existing door and seals in poor condition. They have new doors, pre-hung, ready to install.
  6. Repair small hole in living room wall where grandfather slipped and fell.
