Project Description |
Single senior lady needs help repairing her home to make it livable again. She has owned this house for almost 20 years, and has worked to repair and restore it for much of that time on her own. She currently lives in a small garage apartment in the backyard, which also needs some minor repairs to the east wall. She is currently unemployed (lost her job). She has some relatives in Oklahoma that might help purchase some materials, and can help with the labor. But right now, the needed repairs are so overwhelming that she is very discouraged.
Trinity Baptist Church worked in March, 2010 to accomplish many of the repairs (shown as completed). But there is still so much to do. The photos show some of the needed work. Here is a summary, in order of priority.
- Repair hole in garage ceiling where wood has rotted in one major spot.
- Repair front porch rafters (replace rotted wood) and damaged roof. Will likely have to remove the edge of roof to make this repair. Install tar paper and shingles over this section of the roof.
- Install front door into house from front porch. (She may already have the door, not sure.)
- Most of roof is in fair condition. Needs to be re-shingled, but this can wait until later. Inspect all of roof for damaged spots and add tar or tin shingles as needed to prevent leaks. (Partially completed, still needs a little more work – TBC)
- Prime and paint both the house and the garage apartment exteriors once the new wood is installed and repairs are made. (Priming completed – TBC)
- Install a walk-in acrylic shower stall in the bathroom. Plumbing is in place. Repair any flooring before installing.
- Repair the floor around the commode and install new commode (she has already purchased it).
- Install new bathroom sink (she has this).
- Finish bathroom sheetrock, tape, bed, texture, paint.
- Install bathroom flooring (she may have this, too).
- Finish back bedroom insulation. Sheetrock entire room. (Mostly completed – TBC)
- Install kitchen sink. Will need to buy countertop. (She has the sink cabinet base.)
- Check water heater to be working and repair any leaks.
- Tape, bed, texture and paint bedroom. (Lower priority.)
- Install flooring in bedroom, kitchen, other areas as needed. (Lower priority.)
This is an unusually large project with so many steps. Might require more than one church, working together, to get it done. Just working on some of these higher priority repairs will make such a difference in this lady’s life.
COMPLETED MARCH, 2010 (Trinity Baptist Church):
- Patch all holes and replace all rotted wood in the facia and soffit boards with new wood where needed. Tightly seal up against any varmints. Check the attic for raccoons or squirrels. Probably 60-70 feet of facia trim to replace.
- Re-shingle the small roof area over the bay window on the west side. Never completed. Risk of water entry to house.
- Cut brush and growth away from house and garage apartment, and use stump killer to prevent re-growth.
- Cut brush and unwanted small trees and undergrowth all around house and yard, to clear it out for easier yard maintenance.
- Cut down huge maple tree on north side before it falls on roof. Could cause major damage if not felled correctly. Might need man-lift to access top limbs first.
- Trim around 3-4 windows and window A/C units to help weatherize and improve appearance.
- Replace rotted siding on side of garage and missing siding around windows and any other spots found on sides of house.
- Replace missing siding on east side of backyard garage apartment (where she is living).
- Repair garage door so that is closes properly to keep out varmints.
